Clear expectations from the start

These general guidelines help prospective residents understand our process. Property-specific requirements will be provided before an application is submitted.

Income

Combined gross household income is generally expected to equal approximately 2.5–3 times the monthly rent and must be verifiable.

Credit

A credit profile around 650 or higher is generally preferred. The full credit history is considered, not only a single score.

Rental history

Applicants should demonstrate satisfactory rental history, including timely payments and care of prior residences.

Background screening

Applications may include lawful identity, credit, eviction and criminal-background screening consistent with applicable requirements.

Lease term

Most homes require a minimum 12-month lease unless a specific listing states otherwise.

Insurance

Residents are required to maintain renter’s insurance for the duration of the lease.

Additional standards

  • All adult occupants may be required to complete an application.
  • Homes are non-smoking unless otherwise stated in writing.
  • Pets require approval and may be subject to property restrictions, screening, and applicable fees.
  • Occupancy limits and all screening practices follow applicable law.
